TIME FOR AN
OFFER
You have found your dream home, and it’s the perfect
place. Good for you, so now it’s time to write an
offer. This is an exciting, emotional and extremely
time consuming and complicated experience. You will
be pleased to know that you will have me, on your
side every step of the way. My experience and
knowledge of the intricate details of the contract
and my strong negotiating skills will be key
components to a successful contract for you.
FROM CONTRACT
TO CLOSING
Now the fun begins! We have a contract in place and
before the closing of your home can happen, many
details must be attended to including a variety of
inspections and important deadlines. As a
professional representing you, I will ensure that
things will run smoothly from beginning to end. Plus
you will be kept in touch and informed of the
details at each and every stage.
INSPECTIONS
Depending on the type of property you have
purchased, and the manner in which you are
financing, your checklist of required inspections
will vary. Most home purchasers are strongly
encouraged to schedule a professional property
inspector to see beyond the “cosmetics”. A full
property inspection will include the structure, the
roof, exterior and all major warranted systems
(plumbing, electrical, air-conditioning etc).
ATTENTION TO
DETAILS
Alliance Group Title, our affiliated title company,
is conveniently located in all our office locations,
but will close at your place of business or other
location of your choice if necessary. Alliance Group
Title is available to provide you with title
insurance and full closing services provided by
experienced staff members, many of whom are highly
respected within the community. The company also has
two full-time, on-staff attorneys who will be able
to assist at any point along the journey from
contract to closing. Alliance Group Title will
prepare the closing statements, coordinate with
lenders and real estate agents, as well as gather
all necessary paperwork from inspectors and other
affiliated services prior to closing. Working with
Alliance Group Title is a smooth operation designed to take the
stress out of your closing.
THE DAY IS
FINALLY HERE
Congratulations! Today is the day you will become a
property owner! You will typically attend the
closing, settle the financial details, sign the
paperwork, the title to your new property will be
conveyed and generally you will receive the keys to
your new home. Remember that my service does not end
with the closing. I will be in touch periodically
throughout your home ownership period, and be sure
to call me with any questions that may arise. |
